4月車位買賣宗數升9.7%

香港文匯報訊(記者 吳婉玲)中原地產研究部高級聯席董事黃良昇表示,4月份整體住宅車位買賣合約登記(包括一手及二手)錄得846宗,總值8.45億元。扣除3月份新地內部轉讓的1宗總值8.75億元大額車位個案,成交宗數及總額按月分別上升9.7%及7.5%,反映市場對二手車位需求增加,新盤屋苑亦有車位拆售,刺激整體住宅車位成交量回升。

一手車位成交額跌8%

4月份一手住宅車位買賣合約登記共錄得377宗,總值3.93億元,按月增5宗,微升1.3%;與3月的4.27億元相比,金額下跌8%。顯示發展商及大業主陸續推售新盤車位,使一手車位買賣保持平穩。二手住宅車位買賣合約登記錄得469宗,總值4.52億元。扣除3月份新地內部轉讓個案後,宗數較3月的399宗上升17.5%;金額較3月的3.59億元增加25.9%。4月份的宗數創今年1月498宗後的三個月新高。

元朗溱柏成為4月份住宅車位買賣登記最多的屋苑,共有157宗,總值1.31億元;屯門瓏門錄89宗,總值1.44億元;粉嶺瓏山一號則錄32宗,總值4,215萬元。

分區方面,新界區錄得557宗住宅車位買賣登記,總值5.11億元;九龍區錄得150宗,總值1.55億元;香港區錄得139宗登記,總值1.79億元。
