1400伙大盤 高層望獅子山

彩興路居屋盤由兩個地盤所組成,地盤面積約1.18公頃,中間被一條通往坪石遊樂場的車道分隔,屋苑內日後會興建一條高架居民通道橫跨該車道,方便居民來往兩個地盤,並享用兩個地盤的設施。屋苑提供3座26層至32層高住宅物業,提供約1,400伙,日後會有休憩設施及兒童遊樂場,並會有私家車及電單車位等。

此外,政府亦會興建一座行人天橋和升降機塔連接地盤與西南面及彩德邨(近彩義樓對開位置),方便彩德邨和居民到達彩興路往返觀塘道,亦方便彩興路居屋項目的居民前往彩德商場購物。值得留意,雖然設計上已有所遷就,但地盤日後仍會有部分低層單位會受到新清水灣道的交通噪音影響,面向彩雲邨的高層單位則可眺望獅子山景觀。

平均實呎價料約6000元

根據網上地產代理的成交資料,同區居屋彩峰苑及采頤花園,近日平均實用面積呎價分別約9,184元及9,387元,若按現時市價七折定價計算,彩興路居屋的平均呎價預料約6,000元至7,000元。
