黎永滔:一線舖租有望重拾升軌

面對零售市道轉向,持有物業市值逾百億計的資深投資者黎永滔,名下物業亦出現劈租個案。其中羅素街59號單邊舖,新近租予外國鐘錶品牌,月租約100萬元,低於意向價120萬元;較2012年高峰期月租高達220萬元,大幅減少一半。而黎氏向香港文匯報記者表示,「核心街舖租金調整已差唔多」,預計明年下半年可望回升。

零售品牌陸續回歸

黎永滔指,隨着零售市道好轉,近期陸續有零售品牌回歸一線街舖,相信未來幾個月陸續有更多租賃成交,令吉舖陸續消化,預計明年下半年一線街舖租金可望重拾升軌。他估計,連鎖化妝品、服裝品牌搶駐機會較大。

回溯近月,黎氏不乏換貨動靜,其中旺角上海街595號至599A安美大廈地下及1樓巨舖,面積約3,900方呎,早前被黎氏以1.288億元沽出;而此前,黎氏則斥約7億元買入尖沙咀彌敦道86至88號舖位連1及2樓 ,合共面積11,878方呎。

未來黎永滔會繼續物色核心區舖位,包括旺角、尖沙咀、中環等,至於近年交投熾熱的民生區舖位,則興趣淡然。「民生區舖位租金去年升達一到兩成,因為追落後,但相信明年再升空間不大。」
