世紀21富山地產聯席董事劉倩彤表示，剛成交為黃大仙竹園北邨12座中高層5室，單位實用面積為489平方呎，兩房兩廳主要望向南開揚景單位，新近以$280萬(綠表價)成交，業主放盤原叫價為$298萬，放盤5個月，最終減價$18萬成交，減幅約6%，實用面積呎價為$5,726。

據悉，原業主於2000年以約$27萬(未補地價)低價購入至今，持貨23年帳面仍然大幅升值$253萬，期間大幅升值9.3倍。
