鷹君盈利增 派發特別息

佈截至6月底半年業績,核心業務收益按年升5.4%至29.38億元,權益持有人應佔除稅後核心溢利按年增14.8%至9.04億元,除稅後核心溢利每股1.32元,中期息增加11%至每股派0.3元,並增派特別中期息每股0.5元。

鷹君旗下冠君(2778)早前公佈可能出售核心項目朗豪坊辦公大樓。鷹君於中期業績內稱,鑑於商用物業市場向好,冠君產業信託亦開始探索出售其朗豪坊辦公大樓的可能性。截至目前為止,對於推斷出售該等物業最終會否落實仍言之尚早。

報告指出,朗豪坊辦公大樓於上半年的租金收益總額為1.75億元,按年增加 9.9%,由於報告期間只有少數租約續期,於今年6月30日現收租金微升,達歷史新高的每方呎39.98元(按建築面積計算),出租率保持97.5%高水平。

此外,鑑於鷹君中心的寫字樓有較多的空間已撥作內部擴張之用,未能貢獻租金收入,故與上半年相比,於今年下半年投資物業的總租金收入將有所下調。

期內,以核心業務收益計算,酒店分部按年升6.5%;冠君產業信託管理費收入升2%,可分派收入升12.3%;朗廷酒店投資(LHI)可分派收入跌6.6%、租金總收入跌4.4%;其他業務微升0.6%。
