鰂漁涌南豐新邨5座高層3房戶$783萬成交 屬半年同類新高水平

中原地產康怡康安街分行首席分區經理楊文傑表示,南豐新邨2月至今錄得10宗成交,平均實用呎價$13,895。

分行促成成交單位為南豐新邨5座高層A室,實用面積570平方呎,建築面積692平方呎,3房間隔,向東。業主最初叫價$930萬,今年2月調整叫價至$800萬,最終以$783萬將單位易手,折合平均實用呎價$13,737,是次3房單位成交價已回升至半年同類新高水平。

楊文傑指,買家屬於外區用家。原業主於2013年以$630萬買入單位,持貨10年,帳面獲利$153萬,單位升值24%。
