美聯物業上東嘉亨灣(2)分行高級區域經理佘錦驊表示，該行剛促成鯉景灣觀景閣一個低層C室單位，實用面積約為489平方呎，建築面積約為575平方呎，為兩房間格，單位方正實用，望內園景，以$726萬入市，折合實用呎價約為$14,847，建築呎價約為$12,626。

原業主於1996年5月份以約$280萬購入上述物業，是次轉手帳面獲利約$446萬，物業升值約1.6倍。
