高登電腦中心舖意向3.5億

　香港文匯報訊（記者梁悅琴）由一名資深投資者持有的深水埗福榮街131至133號高登電腦中心商場部分及3個地舖，剛委托韋堅信測量師行以公開招標形式出售，截標日期為明年1月18日。業主意向價約3.5億元，以現時該等舖位月租約120萬至130萬元計，回報率約4.3厘。

總樓面1.83萬呎

　今次標售物業包括地下3個街舖，建築面積分別約471呎、588呎及3,701呎；另包括1樓商場D部分共46個商場舖，總建築面積合共18,298呎；並連同兩個約100呎闊乘30呎高大型外牆廣告位以「現狀」連租約一併招標出售，物業全部出租，月租約120萬至130萬元。據悉，業主於10年前分段吸納此批舖位物業。

　今次標售物業位於福榮街及桂林街交界，為全東南亞最著名電腦及電子產品配件零售集散點，比鄰為黃金電腦商場，消費客群集中，人流暢旺。此外，商場距深水埗港鐵站僅約1分鐘步程，交通便捷。

　韋堅信測量師行商業及投資部董事許偉國指出，高登電腦中心商場低層地下及1樓商場舖位於近月分別以平均呎價逾4萬元及3萬元易手，反映長線回報理想的優質商舖獲得投資者垂青。
