駱克駅全層減租四成半

香港文匯報訊 正值零售業寒冬之時,銅鑼灣湧現多宗舖位棄租個案,美聯旺舖營業董事倫銘智表示,該行新近促成銅鑼灣駱克道駱克駅二樓全層租賃成交,單位面積約2,100方呎,以約11萬元獲韓國餐廳承租,呎租約52元。

業主原叫價每月租金約20萬元,有見市道轉淡,故隨即減租約9萬元,吸引商戶承租,減幅達四成半。據悉,上址物業曾於今年1月,連同一樓全層,合共4,200方呎,一同租予一間國際知名兒童用品店,平均每呎租金約62元,惟因零售市道逆轉,以致租戶棄租,估計該租客連同按金上期,以及各項雜費,損失近200萬元。

另外,香港置業工商舖資料研究部最新數據顯示,4月市場錄得180宗商廈註冊,按月微增10%;同期註冊金額約36.44億元,按月微升8%,量值齊升。香港置業至尊商業董事翁鴻祥指出,滬港通及深港通支持下,核心區商廈交投氣氛逐漸好轉,供不應求下,租售價格可望穩步上揚。
