梁兆堅表示，成交單位為馬鞍山錦豐苑D座高層12室，實用面積為535平方呎，屬2房間隔。據悉，買家為外區綠表客，認為單位實用，且擁有開揚海景，為怕錯失入市良機，故睇樓兩次即議價以約$470萬於第二市場入市，折合呎價約$8,785。
資料顯示，原業主於2008年以約$148萬購入，持貨17年，帳面升值約$322萬。
