中原地產 - 胡耀祖經理表示，利好消息刺激下，近日市場交投氣氛正面，馬鞍山區本月暫錄近20宗二手成交，其中居屋錦禧苑最新錄得本月首宗成交，單位為C座中層08室，建築面積515平方呎，實用面積401平方呎，2房間隔，開價約$288萬，議價後以居二市場價$268萬易手，實用平均呎價$6,683。

中原地產 - 胡耀祖經理表示，新買家為上車客，見單位價錢合理，少有放盤，即決定入市單位自用。據了解，原業主於2002年以$78萬購入單位，持貨23年，是次轉手帳面獲利$190萬離場，單位期內升值約244%。
