世紀21奇豐物業錦豐分行助理區域營業董事黎健峯表示，該行新近錄得馬鞍山福安花園成交，單位為2座低層D室，實用面積568平方呎，屬3房2廳間隔，座向西北，享海景，單位原叫價$610萬，減$40萬至$570萬(自由市場價) 成交，減幅6.6%，實用面積呎價$10,035。

據了解，原業主於2008年8月購入上址，當時作價$180萬(已補地價)，持貨14年多至今沽售，賬面獲利$390萬，單位期內升值約2.2倍。
