香港仔舖蝕近千萬易手

下紛紛斬纜離場,過去一周至少有5宗街舖蝕讓個案,賬面合共蝕了4,226萬元。

最新一宗為香港仔有酒吧租客疫市下執筍盤,向急於求售的業主購入所租用的舖位作自用,最終由租客變成業主,原業主持貨8年慘蝕700萬元,連同手續費,蝕近千萬元。

Bar Pacific 租客變業主

該舖位於香港仔大道238號南灣御園地下1及2號, 建築面積2,592呎,門闊約40呎,原業主叫價5,500萬元,在市場放售了半年,業主急於求售,已一減再減價,最終由現租客Bar Pacific 以3,300萬元購入自用,呎價1.27萬元。Bar Pacific原本於該舖位的租約期至2022年10月,現時月租93,800元,回報3.4%。

原業主於2012年12月以4,000萬元買入, 持貨8年蝕700萬元,連手續費,蝕近千萬元。該舖的位置非常偏僻,人流不多,勝在前面可以停車,門面夠闊,靜靜地自成一角做海邊酒吧。
