領匯商場高估值3成售

香港文匯報訊(記者 顏倫樂)領匯昨宣佈,已簽訂5項物業出售協議,作價總值17.16億元,相較物業於今年3月底估值13.3億元高出近29%,售出物業包括牛池灣彩輝邨商舖連停車場、牛頭角彩霞邨的商舖連停車場、屯門兆麟商場、上水天平商場及將軍澳翠林商場。其中,彩霞商場中標價較估值高近80%。

是次招標吸引上市公司和房地產基金,消息指上周截標時收到20份標書。出售資產所得收益將用於領匯的潛在投資機會、基金單位回購,以及作為日常營運資金。市場人士稱,資深投資者林子峰繼上次8億投得3個領匯商場後,新近再斥資15億元買入多3個商場,包括將軍澳翠林商場、上水天平商場及屯門兆麟商場,其中翠林及天平商場將分別花費一億元去翻新。
