美聯物業 - 范偉康經理表示，青衣二手市場本月首半個月已錄27宗交投，市況明顯回暖，買家當中不少為長線收租客，皆因銀行定存息口低轉，選擇轉投樓市獲取較高回報。該行最近錄得投資者斥$350萬購入美景花園329實呎戶作收租之用。
范偉康表示，成交單位為青衣美景花園9座低層G室，實用面積329平方呎，採2房間隔。據悉，買家為區內投資者，由於銀行定期近日到期，有見息口低企，故決心將資金投向回報較高的樓市，加上有見單位叫價低於$400萬，購入只需$100印花稅，故即時決定議價後以$350萬承接，折合實用呎價約$10,638。市場同類單位現時租值約$1.3萬，以此租值計算，租賃回報約4.5厘。
范偉康續指，青衣區本月首半個月已錄約38宗租賃交投，預期全月總數可達80宗水平，反映市況正遂步回暖，二手買賣及租賃交投將逐步回升。
