青山公路洋房反價百萬計

屯門區內代理指出,現時同區的分層單位實用面積呎價僅約1萬元水平,海景豪宅亦只約1.3萬元,故今次地皮造價之貴,可謂冠絕同區。美聯吳鵬雄表示,青山公路青山灣段海景地皮以遠超預期價售出,反映發展商看好區內潛力及後市,而結果一出,不少放盤業主有感現時該區樓價過於低水,紛紛反價封盤。

浪濤灣加價400萬

吳鵬雄表示,附近星堤洋房一個A街單號屋,實用面積約2,115呎,業主即時要求提高叫價,由3,000萬元增至3,200萬元,升幅接近7%。浪濤灣一個臨海雙號屋,實用面積約2,098呎,業主亦由原本5,600萬元叫價反價至6,000萬元。

受賣地效應帶動,愛琴海岸一個5座高層C室三房海景單位,業主即時將叫價由650萬元提升至700萬元。情況反映業主信心增加,區內將掀起封盤潮,料約逾2成業主將暫時封盤,觀望樓價走勢再作安排。
