青山公路洋房反價百萬計

屯門區內代理指出，現時同區的分層單位實用面積呎價僅約1萬元水平，海景豪宅亦只約1.3萬元，故今次地皮造價之貴，可謂冠絕同區。美聯吳鵬雄表示，青山公路青山灣段海景地皮以遠超預期價售出，反映發展商看好區內潛力及後市，而結果一出，不少放盤業主有感現時該區樓價過於低水，紛紛反價封盤。

浪濤灣加價400萬

吳鵬雄表示，附近星堤洋房一個A街單號屋，實用面積約2,115呎，業主即時要求提高叫價，由3,000萬元增至3,200萬元，升幅接近7%。浪濤灣一個臨海雙號屋，實用面積約2,098呎，業主亦由原本5,600萬元叫價反價至6,000萬元。

受賣地效應帶動，愛琴海岸一個5座高層C室三房海景單位，業主即時將叫價由650萬元提升至700萬元。情況反映業主信心增加，區內將掀起封盤潮，料約逾2成業主將暫時封盤，觀望樓價走勢再作安排。
