長沙灣工廈5年易手升值1倍

新建工廈限制,又加強執法巡查,不少投資者因此對工廈投資前景失去信心。資深投資者許畯森近日表示,剛沽出長沙灣工廈環薈中心一個建築面積約3,000多方呎單位,建築呎價7,500元,成交價2,598萬元,較當初買入價錢賺約1,300萬元。

許畯森表示,今次出售工廈,是因為工廈價值自大火後價格出現下滑,亦擔心日後政府或會收緊工廈限制,例如不容許某類行業於工廈內營運,好像旅行社或其他人流多的行業,如零售行業等等,所以選擇這個時間沽貨。

據悉,許氏於2010年9月30日以1,308萬元購入物業,現持貨5年賺近1,300萬元,物業期間升值約1倍。
