長沙灣匯創方再錄成交

香港文匯報訊(記者 顏倫樂)工廈需求增加,宏基資本旗下位於長沙灣的新式工廈「匯創方」早前開售,反應理想,最近再錄得成交,中原(工商舖)工商部副營業董事許俊彥表示,高層1號室近日以約720萬元售出,面積約900方呎,平均呎價約8,000元。

匯城集團大廈低一成沽

許氏預料該廈市值呎租可達約22元至25元,若按此計算,未來租金回報可望逾3厘。

另外,樓市回軟,部分業主亦樂意擴大議價空間,務求加速去貨。美聯工商助理營業董事陳樂民指出,葵涌匯城集團大廈6樓D室,新近以545萬元易手,以物業面積1,461方呎計,即呎價只需3,730元。陳樂民指出,匯城集團大廈對上一宗成交個案為9樓D室,面積、座向及景觀均與上址相似,成交價高達623萬元,但是次成交單位的造價卻較之低逾一成,顯示業主去貨心切,願意擴大議價空間,甚至低於市價售出物業。相信隨着造價回落,區內的工廈成交亦將回升。
