　香港文匯報訊（記者梁悅琴）熱錢流入香港，樓市也受惠，華懋於九龍城衙前塱道2年期樓花御門．前首批39伙昨日揀樓，消息指截至昨晚6時半售出19伙，佔已推出單位約一半，平均每伙售價900萬元。發展商昨晚加價6%加推27伙，平均建築期呎價12,437元，平均即供呎價11,684元，最快周日揀樓。

　消息指出，昨日入市的買家以用家為主。至於昨日加推的27伙，建築面積652方呎至898方呎，建築期訂價由781萬至1,189.6萬元，即供付款享94折。

懿山呎價近萬四

　至於由利凱資金發展的西營盤第二街懿山自上周四起三度推出18伙，建築面積610方呎及613方呎，售價由732萬至1,063.34萬元，呎價由1.2萬至1.58萬元，並於前日起揀樓。利凱發言人表示，以現時反應料可售出約80%單位，即約14伙，並有信心於月底前售出物業半數單位，即約20伙，現時已推出單位的平均呎價接近1.4萬元。

天賦海灣研加價

　信置營業部聯席董事田兆源表示，大埔天賦海灣1期昨以4,000萬元沽出第9座高層A單位，建築面積2,572方呎，呎價15,554元，為項目標準單位次高呎價。他稱，天賦海灣1期10月已沽出20伙，套現4.5億，天賦海灣1期及溋玥．天賦海灣之1房戶已全數售罄，天賦海灣1期尚有少量向海單位，預期個別單位有加價空間。

　他續稱，溋玥．天賦海灣昨日於深圳金光華廣場展開路演，首日錄1,000人參觀。
