銅鑼灣樓上舖蝕千萬求售

香港文匯報訊(記者 梁悅琴)零售市道不景氣,核心區舖位劈租減價頻現,甚至要蝕讓。有內地客看淡本港零售市道,索性將兩年前買入的銅鑼灣THE SHARP一個高層樓上舖減價放售,期望止蝕離場。

美聯旺舖營業董事文國華表示,剛獲一名內地客業主委託出售銅鑼灣霎東街THE SHARP 25樓舖位,面積約1,580方呎。該買家於2013年1月以5,214萬元購入,現放盤叫價只是4,180萬元,若成功沽出,賬面要蝕近20%,約1,034萬元。他指,該名內地客看淡本港零售市道前景而寧願蝕讓離場。

THE SHARP蝕讓不斷

除此層外,同棟大廈亦出現多宗減價放盤後已是蝕讓個案,包括多個低層單位,若成功售出,賬面要蝕約300萬元至400萬元,而高層單位暫時未見蝕讓情況。

THE SHARP位於銅鑼灣核心地帶,鄰近時代廣場,與羅素街僅一街之隔,按業主目前叫價,THE SHARP 25樓全層單位每方呎僅約26,456元,而附近的銅鑼灣商廈東角中心中層單位,去年8月錄得一宗成交,單位面積約869方呎,售價為1,981萬元,每平方呎為22,800元,而THE SHARP為舖契,呎價卻堪比商廈,可見核心區舖位價相當低殘。
