量價齊升：逾億工商舖成交創3年新高

香港文匯報訊中原地產研究部高級聯席董事黃良昇指出，今年3月份逾一億元工商舖樓宇買賣合約登記錄得24宗，是2011年3月份錄得26宗後3年以來按月新高，較今年2月份的5宗顯著上升19宗或3.8倍。金額方面，3月份逾一億元工商舖樓宇買賣合約登記總值44.10億元，較2月份的24.98億元上升76.6%，反映市場上逾一億元大額成交顯著上升。

羅素街8號錄16宗登記

銅鑼灣羅素街8號在3月份錄得16宗逾一億元登記，總值24.93億元，每宗登記金額介乎1.46億元至2.08億元。單單是羅素街8號在3月份的16宗逾一億元登記，已佔3月份工商舖逾一億元登記24宗的66.7%。

3月份較高登記金額的逾一億元工商舖個案包括：西洋菜南街1A至1K號百寶利商業中心錄得一宗舖位登記（價值7.00億元）、屯門青山坊2號華樂大廈的一宗舖位登記（價值3.40億元）及九龍灣宏照道33號國際交易中心的一宗寫字樓登記（價值2.43億元）。按季統計方面，第一季逾一億元工商舖登記錄得38宗及84.86億元，較2013年第四季的40宗及217.77億元下降5.0%及61.0%。
