鄧耀昇:大型品牌紛爭先進駐

手執本港街舖牛耳的資深投資者「舖王波叔」鄧成波,今年換貨動作依然大手筆,而且涵蓋街舖、工廈、商廈、甚至住宅範疇,動用資金逾百億元。而「波叔」孻仔、Stan Group主席鄧耀昇預計,隨着經濟好轉,大型連鎖品牌會陸續趁租金回調進駐核心區街舖,出租率及租金有望回升。

「自從政治因素平穩咗,旅遊業好轉,股市升,民生、旅遊相關零售,都蠢蠢欲動想入市,」鄧耀昇指,率先想預租的往往都是大型名牌,「佢哋都認為可以優惠少少咁去傾,只要簽好單、埋好晒位,就會陸續進駐。」

轉戰酒店住宅物業

事實上,近期「波叔」換貨動靜頻仍,單計上個月,鄧氏就以約5,000萬元購入謝斐道404至406號入口連1樓及2樓巨舖, 合共約5,000方呎;另以2,800萬元購入中環鐵行里8號地舖,新近亦一口氣沽出位於銅鑼灣、鰂魚涌及觀塘等地的全幢商廈,套現約31億元。

除舖位物業外,波叔今年亦涉獵酒店及住宅,早前就以4.5億元購入灣仔一幢酒店,另外分別斥12億元及13億元,先後購入屯門新盤菁雋全幢,以及馬頭角新盤銅璵全幢。
