都會大學26.5億買紅磡祥祺中心今年最大額成交商業物業傳一炮過現金支付爭贏中移動

香港都會大學近日成功以26.5億元購得紅磡祥祺中心全幢商廈，用作教學及行政用途，此交易成為今年本港最大宗單一商業物業交易。該物業原由內地商人陳紅天擁有，因財務問題而被銀行接管。祥祺中心樓面總面積達27.9萬平方呎，包括155個車位，平均呎價為9,498元，較八年前購入價跌了近四成，累計跌價達18.5億元。

祥祺中心位於紅磡海濱，享有維港景致，其多層現由永明金融租用至2028年，都會大學將於租約到期後全面收回使用。此外，都會大學亦於今年內於紅磡購入蕪湖街一全幢酒店，改作學生宿舍，並已更名為「MU88」。

此次購入祥祺中心後，都會大學旗下物業將更加完善，提供更多空間以配合學生人數及課程的增長。學校今年的新生錄取數字顯示，學士學位本科生及授課式研究生人數分別較去年增加23%及13%。

祥祺中心原由深圳富豪陳紅天持有，後來傳出陳紅天傳財困，該物業淪為銀主盤，早前有指中國移動香港將以約30億元洽購，但消息指，中國移動香港入標時標明分期支付交易金額，都會大學則是「一炮過」現金支付，最終投得物業。
