遠東23萬放售元朗車位

 香港文匯報訊(記者 蔡競文、周穎)遠東發展推售旗下元朗華翠豪園車位,每個劃一價23萬元,首批累計沽出17個。中原(工商舖)預期,市場對銀碼細的投資項目趨之若鶩,該項目將可於短時間內獲市場追捧。

 中原(工商舖)寫字樓部高級營業董事李婉琪表示,發展商積極推出旗下車位應市,遠東發展近期亦因應市況,把一直作長線收租的元朗華翠豪園一籃子車位推出市場放售,每個車位叫價23萬元,短短多日,首推約20個車位已獲售出17個。現時該盤尚餘約50個車位可供推售,當中不乏連租約,每月租金950元,回報率近5厘。

 李氏續稱,由於車位入場費低,加上租金回報理想,因而吸引不少以往入市住宅的投資客追捧。再者,現時元朗區可作推售的車位有限,加上今番推售車位的地段屬低密度住宅區,客源多為中產一族,令車位買賣及租務市場均見活躍。

 另一方面,美聯商業高逸威表示,尖沙咀長利商業大廈702室放售,面積約1,100方呎,意向呎價8,500元,涉及金額935萬。上址現為該廈唯一交吉單位,若以現時市場平均呎租約25元計算,租金回報約3.5厘。
