遠東相連戶每呎索價5.9萬

中區甲級商廈投資氣氛持續旺盛,除頻錄大額成交外,呎價亦屢創新高,吸引業主趁市好放售旗下物業。美聯商業營業董事羅仲英表示,金鐘夏愨道16號遠東金融中心中層02至03室現正放盤出售,物業面積合共約5,406方呎(未核實),而02室及03室面積相同,各約2,702平方呎(未核實),現以意向呎價5.9萬元放售,即意向售價約3.19億元。

羅氏續指,上述放盤屬相連單位,部分可交吉、部分連租約出售。物業可飽覽維港海景,屬該廈罕有海景單位放盤,料叫租能力較高,而該廈呎租早前亦已突破100元,隨着愈來愈多中資機構來港設立據點,相信對寫字樓需求將日益增加,未來租金有大量上升空間,物業升值潛力值得被看高一線。

多幢甲廈最近先後錄得破頂成交。中環皇后大道中九號一個高層全層單位,上月以呎價約6.18萬元易手,創出全港商廈呎價新高紀錄;而遠東金融中心高層全層單位,早前亦以新高呎價6.11萬元沽出,兩幢中區指標甲廈呎價雙雙突破6萬元,可見傳統甲廈仍是不少投資者及用家的入市目標,反映商廈後市備受看好。
