跑馬地Tagus 呎租逾70

，近期不乏相關物業應市。位於跑馬地的服務式單幢住宅項目Tagus Residences昨日公布招租事宜，首批涉及11伙，每伙平均租金約3萬元水平，呎租逾70元。

首批單位月租3萬入門

發展商昨日同時開放示範單位予公眾參觀。Tagus Properties行政總裁唐家榮說，項目乃UNIR安利集團在港開發的首個住宅項目。該廈總樓面約39,788方呎，共設72伙，主打1房至3房戶，實用面積介乎278方呎至595方呎，另提供少量特色戶，包括連逾千呎平台的低層單位。項目總投資額近9億元，目前每月收租約200萬元，折合回報率約2.6厘。

仲量聯行住宅租賃及移居顧問服務香港區董事黃嘉欣表示，項目在2周前已接獲逾百宗查詢，目前已租出10伙，呎租由67元起，租客包括外資公司員工及單身專業人士，當中又以2房至為受歡迎。項目昨日正式推出首批11伙單位招租，分布於中低層，呎租逾70元。

對於當下豪宅租賃市場，唐家榮認為各區表現不同，整體市場月租逾10萬元的個案上月出現放緩，當中外資公司收緊支出是原因之一。不過，他仍看好跑馬地一帶租務，因區內同類供應缺乏，故今次招租定價較同區稍高。
