賓吉道洋房未賣即收回

香港文匯報訊 (記者 梁悅琴)大昌集團趁近期山頂豪宅持續錄成交下,昨日下午一度公布山頂項目賓吉道3號其中2座物業的售樓書及價單,以提供送稅等方式變相低同區樓盤逾二成價錢推售,下周五以先到先得方式推售,然而同日下午約5時40分又突然收回價單及銷售安排。

根據昨日原先上載價單顯示,今次推售的山頂賓吉道3號為D及F屋,實用面積4,561方呎及4,850方呎,售價3.73億元及4億元,呎價8.178萬元及8.2474萬元,發展商提供相當於樓價7.5%買家印花稅,及4.25%從價印花稅現金回贈,兩洋房分別連價值763萬及1,282萬元的傢具及裝修出售。以最大折扣11.75%計,折實售價分別為3.29億元及3.53億元,實呎價7.2萬及7.28萬元,比同區新盤低約22%。

該項目共6幢洋房,其中A屋於2011年以3.998億元售出,當時建築呎價逾5.7萬元。
