資本策略2.6億購企業廣場

 灣常悅道9號企業廣場第1、2及3座12樓全層,連2個車位,面積合共約40,505方呎,分別以9,163.7萬、9,163.7萬及8,000萬易手,合共涉資2.63274億元,呎價6,500元。登記買家分別為AMPLE FAITH DEVELOPMENTS LIMITED、AMPLE FAITH DEVELOPMENTS LIMITED及AMORITA HOLDINGS LIMITED。資本策略(00497) 接受本地傳媒查詢時證實購入此批單位,部分樓面連租約購入。

 資料顯示,企業廣場第1至3座的樓面可作打通相連,並共用一個地下電梯大堂。原業主為法國巴黎銀行於1997年以4.238億元買入該廈12及15樓全層,早年以2.11億元沽出15樓。連同是次沽出之12樓,合共套現4.74274億元,持貨16年帳面獲利5,047.4萬元。

寧晉中心2714萬放售

 另外,受惠起動九龍東計劃,區內商廈備受熱捧,市場最新放售九龍觀塘成業街7號寧晉中心中層單位,面積2,714方呎,業主意向價2,714萬元,平均呎價10,000元,市場平均呎租價約28元,連約放售。萊斯物業陳亮超表示,該甲級商廈有升值潛力,回報有3.5-4厘。
