香港文匯報訊（記者蘇洪鏘）大埔新盤推出有如「泊車位」大小的上車奇則，成功延續市場熱話，不過「山外有山」，下周由環亞舉行的拍賣場上，將推出一項村屋項目，實用面積比大埔新盤的165方呎入場單位更「豆膶」（非常細小），至於開拍價則由60萬元起。相信倘以不足100萬元的成交價便能榮升業主，在當前樓價瘋癲的時代相當有叫座力。

該項物業為元朗錫降村一個地下B室單位，實用面積僅145方呎，將於下周二連同租約開價僅60萬元，折算呎價由4,138元起。從該行照片所見，單位設有獨立廁所，有充裕空間放置雙層床以及少量家電，惟不設明火爐頭。

該行發言人表示，該盤目前以2,300元租出，尚有一年「生約」，估計單位重新放租約值3,000元，以底價計算回報率達6厘，惟物業不能承造按揭，對競投者資金構成負擔。據土地註冊處資料顯示，業主於2012年以31萬元買入物業。
