觀塘逾萬呎地廠2.5億放售

香港文匯報訊隨着觀塘區吸引愈來愈多企業進駐，對零售業及食肆的需求與日俱增，帶動區內地廠需求，因而吸引愈來愈多業主進行更改地廠物業用途，申請改作商貿、零售或飲食用途，以回應觀塘區急速轉型。新近正改變規劃用途的美興工業大廈過萬呎地廠，亦趁勢推出市場放售，意向價約2.5億元，若今番成功易手，該單位可望於三年內升值約兩倍。

中原(工商舖)工商部區域營業董事盧偉德表示，是次由中原(工商舖)獨家代理的地廠項目位於觀塘興業街16至18號美興工業大廈地下B及D室，現時由汽車美容品牌承租，單位總面積約15,625平方呎，意向呎價約16,000元，共涉資約2.5億元。若是次按意向價成交的話，原業主料賬面可獲利1.67億元，物業將升值約2倍。資料顯示，業主於2011年以約8,300萬元購入該單位，近期更為項目增值，已向地政署申請更改物業用途，打算將單位轉作零售及飲食之用，現等候地政署批准，務求提高單位發展潛力及彈性，大大增強單位競爭力。
