觀塘逾萬呎地廠2.5億放售

香港文匯報訊 隨着觀塘區吸引愈來愈多企業進駐,對零售業及食肆的需求與日俱增,帶動區內地廠需求,因而吸引愈來愈多業主進行更改地廠物業用途,申請改作商貿、零售或飲食用途,以回應觀塘區急速轉型。新近正改變規劃用途的美興工業大廈過萬呎地廠,亦趁勢推出市場放售,意向價約2.5億元,若今番成功易手,該單位可望於三年內升值約兩倍。

中原(工商舖)工商部區域營業董事盧偉德表示,是次由中原(工商舖)獨家代理的地廠項目位於觀塘興業街16至18號美興工業大廈地下B及D室,現時由汽車美容品牌承租,單位總面積約15,625平方呎,意向呎價約16,000元,共涉資約2.5億元。若是次按意向價成交的話,原業主料賬面可獲利1.67億元,物業將升值約2倍。資料顯示,業主於2011年以約8,300萬元購入該單位,近期更為項目增值,已向地政署申請更改物業用途,打算將單位轉作零售及飲食之用,現等候地政署批准,務求提高單位發展潛力及彈性,大大增強單位競爭力。
