觀塘豐利中心3厘回報

香港文匯報訊 觀塘區市況熾熱,帶動該區傳統工商物業備受追捧,市場接連錄得多宗中低價單位成交個案,買家以中長線投資者為主。中原(工商舖)工商部營業董事李文光表示,觀塘開源道54號豐利中心中層單位,面積1,332方呎,以620萬元成交,呎價4,650元;物業以連租約形式交易,現租客為貿易公司,以每月16,000元租用單位,按今番成交價計算,新買家可享逾3厘回報。原業主於2007年以約160萬元購入上址後,一直作辦公室自用,是次成交帳面獲利約460萬元。

李氏補充,過去一年開源道工廈平均呎價已達5,700元,故今番成交物業的呎價相對吸引,放盤後極速獲投資者購入作長線收租之用。
