香港文匯報訊觀塘區市況熾熱，帶動該區傳統工商物業備受追捧，市場接連錄得多宗中低價單位成交個案，買家以中長線投資者為主。中原(工商舖)工商部營業董事李文光表示，觀塘開源道54號豐利中心中層單位，面積1,332方呎，以620萬元成交，呎價4,650元；物業以連租約形式交易，現租客為貿易公司，以每月16,000元租用單位，按今番成交價計算，新買家可享逾3厘回報。原業主於2007年以約160萬元購入上址後，一直作辦公室自用，是次成交帳面獲利約460萬元。

李氏補充，過去一年開源道工廈平均呎價已達5,700元，故今番成交物業的呎價相對吸引，放盤後極速獲投資者購入作長線收租之用。
