中原(工商舖)工商部營業董事李文光表示,鴻圖道76號聯運工業大廈高層單位,建築面積1,080呎,涉及資金310萬元,呎價2,870元,創下該廈新高。買家從事貿易行業,購入作自用。原業主為投資者,於去年中斥資約268萬元購入單位,持貨不足一年後轉售,賬面獲利約42萬元,物業升值15.7%。
另一宗成交則位於開源道47號凱源工業大廈高層單位連天台,單位建築面積約1,100呎,成交價300萬元,呎價2,727元,買家購入單位自用。據了解,業主於1990年以約84萬元購入自用至今,賬面獲利216萬元。
