觀塘聯運工廈新高呎價

　香港文匯報訊　(記者周穎) 觀塘工廈成交續旺，鴻圖道聯運工業大廈高層單位新近以呎價2,870元成交，創下該廈新高，同區凱源工業大廈高層單位連天台亦以300萬元易手。

物業不足一年升值15.7%

　中原(工商舖)工商部營業董事李文光表示，鴻圖道76號聯運工業大廈高層單位，建築面積1,080呎，涉及資金310萬元，呎價2,870元，創下該廈新高。買家從事貿易行業，購入作自用。原業主為投資者，於去年中斥資約268萬元購入單位，持貨不足一年後轉售，賬面獲利約42萬元，物業升值15.7%。

　另一宗成交則位於開源道47號凱源工業大廈高層單位連天台，單位建築面積約1,100呎，成交價300萬元，呎價2,727元，買家購入單位自用。據了解，業主於1990年以約84萬元購入自用至今，賬面獲利216萬元。
