觀塘聯運工廈呎價3900放售

香港文匯報訊（記者陳楚倩）東九龍發展潛力劇增，地廠升值成為市場焦點。現時購買力漸湧入工商物業，不少工廈呎價相對觀塘等地仍屬低水，有逾千呎工廈單位以569萬元放售單位。

萊斯物業陳潔鈺表示，獲客戶委託放售位於鴻圖道76號聯運工業大廈中層單位，單位面積約1,460方呎，業主意向價569萬元放售，平均呎價約3,900元，市場平均呎租價約14元。陳潔鈺指，該區發展愈見理想，且近年亦有多幢工廈獲重新發展，有利區內整體發展。

此外，萊斯物業張聯康表示，受業主委託以1,000萬元放售位於開源道47號凱源工業大廈低層單位，面積1,585方呎，平均呎價約6,300元，現市場租價約40,000元，回報可達約4.5厘。物業樓底11呎，位處於在觀塘開源道中間，已作樓上食堂。張聯康續稱，觀塘變天步伐加快，前景理想，吸納更多投資者入貨，刺激各區業主放售。
