觀塘聯運工廈呎價3900放售

香港文匯報訊(記者 陳楚倩)東九龍發展潛力劇增,地廠升值成為市場焦點。現時購買力漸湧入工商物業,不少工廈呎價相對觀塘等地仍屬低水,有逾千呎工廈單位以569萬元放售單位。

萊斯物業陳潔鈺表示,獲客戶委託放售位於鴻圖道76號聯運工業大廈中層單位,單位面積約1,460方呎,業主意向價569萬元放售,平均呎價約3,900元,市場平均呎租價約14元。 陳潔鈺指,該區發展愈見理想,且近年亦有多幢工廈獲重新發展,有利區內整體發展。

此外,萊斯物業張聯康表示,受業主委託以1,000萬元放售位於開源道47號凱源工業大廈低層單位,面積1,585方呎,平均呎價約6,300元,現市場租價約40,000元,回報可達約4.5厘。物業樓底11呎,位處於在觀塘開源道中間,已作樓上食堂。張聯康續稱,觀塘變天步伐加快,前景理想,吸納更多投資者入貨,刺激各區業主放售。
