觀塘新怡生兩層1.2億成交

　香港文匯報訊（記者周穎）觀塘區工廈受買家追捧，市場消息指出，觀塘成業街18號新怡生工業大廈(見圖)1及2樓兩層物業附兩個車位，剛以1.2億元售出，物業面積約45,200平方呎，以此計算，呎價為2,654元。

　據資料顯示，新怡生工業大廈1及2樓物業曾於去年10月份推出招標，惜最後未有成交。當時業主連租約放售，意向價約9,944萬元，呎價2,200元。其中物業1樓已獲城市規劃委員會批准，改為批發及陳列室用途，由一大型連鎖電器用品公司承租，每月租金49.72萬元。

　另外，市傳旺角花園街3至5號地下10號舖，面積800平方呎，以6,800萬元易手，呎價8.5萬元。
