有財團趁高價拆售工廈。理想集團旗下觀塘勵業街工廈The Icon，昨日公佈該廈2樓之工作室價單，入場價由216.7萬元起，呎價高見1.68萬元，勢挑戰東九龍工廈呎價新高。

理想推售The Icon十伙

理想集團行政總裁鄧健明表示，The Icon至今已累沽約100伙，逾六成為投資者。集團最新把2樓打造為Boutique Collection@The Icon精品工作室，全層劃分為42個單位。

該廈昨公佈的價單涉及10個單位，建築面積由129方呎至182方呎，定價由216.7萬元至最高282.1萬元，呎價由1.55萬元至1.68萬元，倘以定價沽出，勢創東九龍工廈呎價紀錄。翻查記錄，新地去年拆售旗下長沙灣工廈樓花W668，樓上工廈呎價高達1.75萬元。

鄧健明形容，現時買家看重銀碼多於呎價，強調餘下單位或會以現樓推出，並預告會提價至少10%。另邊廂，早前推出的屯門餐飲主題項目「食度」，現時已封盤，預計明年首季後重推。紅磡寶其利街酒店擬於12月底前截標，意向價3.8億元，涉54間客房。
