中原(工商舖)工商部營業董事李文光表示,觀塘開源道55號開聯工業中心A座中低層單位,面積約1,800平方呎,平均呎價約5,900元,成交價約1,062萬元。買家為貿易公司,原於港島區購入一舊式寫字樓單位作自用,惟見觀塘區工廈呎價合理,且街景景觀及配套設施不俗,終購入該物業自用。原業主於2009年初以呎價約2,200元買入單位,成交價約396萬元,今番易手,物業升值約2.7倍,業主賬面賺約666萬元。李氏表示,今番成交呎價屬該廈呎價第二新高,最高紀錄為去年,其低層13室以呎價約6,000元易手個案。
