觀塘宏基全層億四摸出

　投資者以進取價入市商廈。市場消息指出，觀塘海濱道135號宏基資本大廈22樓全層摸出，面積12,060方呎，成交價1.4472億元，呎價1.2萬元，創該廈新高。

　據了解，物業樓高25層，每層1.2萬平方呎。早前時富金融以2.3億元購入物業21及22樓全層，總樓面分別各約1.2萬平方呎，呎價分別為9,200及9,400元。

西環海怡地舖5380萬

　舖位成交方面，市傳西環吉席街2號海怡花園地下雙號舖連一樓，以5,380萬元易手。而新蒲崗爵祿街72至82號地舖C及閣樓，地舖及閣樓各約1,000方呎，以3,996萬元成交，現時物業租戶為藥房，月租金約7.5萬元，租金回報約2.25厘。

　此外，旺角上海街639至645號一樓至二樓，每層樓面面積約2,821方呎，亦以3,980萬元易手，現租戶為健身室，現租金約17萬元，租金回報約5.13厘。
