觀塘地舖呎價逾11萬

 香港文匯報訊  萊坊發表研究報告指,國際品牌以高昂租金爭奪本港一線地區商舖,令其他零售商被迫遷到非核心地區,加上近月優質地舖價格飆升及回報下跌,促使投資者轉投非核心區域商舖。如觀塘仁安大廈一個500呎地舖近日以5,600萬元沽出,呎價11萬2千元,價格與核心區域商舖相若。

 萊坊預計零售商遷移至非核心地區的趨勢將會持續,推動非核心地區的租金於年底前再上升百分之2至3。萊坊大中華研究部主管林浩文指上月錄得多宗商場成交:太古以188億售出旗下九龍塘又一城,商場及商廈總樓面面積約120萬平方呎;華懋集團以超過1.9億元售出黃大仙豪苑商場三樓接近4.5萬平方呎樓面,呎價4,292元。
