西貢2奀地地積比率低

 其餘兩幅地皮均位於西貢,其中一幅用作商業用途的地盤,位於對面海康健路,屬臨海地段,毗鄰西貢濤苑,地盤面積為17,858呎,地積比率約0.75倍,可建商業樓面為13,396呎,高限為2層(不包括地庫)。賣地章程亦對地盤內的行人路作規定,並闢出部分地盤作休憩用地。地盤除可作辦公室外,亦可作商店、服務行業、娛樂場所和食肆等用途,估值約3,000萬元,每呎樓面地價約2,200元。

 另一幅西貢菠蘿輋路甲邊朗地盤,毗鄰甲邊朗新村,則規劃為住宅(丁類)用途,地盤面積18,654呎,地積比率僅0.2倍,高度限制為2層(連地庫)或6米,可建樓面為3,731呎,屬勾地表內的「超級蚊型地」。地皮西面有天然斜坡問題,測量師估計,地皮估值逾3,500萬元,樓面地價近1萬元。
