林懋霖指出，翠華閣位於西營盤高街8號，樓齡約28年，與港鐵站僅數分鐘步程，加上鄰近港大，而大學區一帶的屋苑租務需求不俗，而且上述單位銀碼吸引，故獲長線收租客垂青，並以$275萬入市。原業主於1997年6月以約$163.7萬購入上述物業，是次轉手帳面獲利約$111.3萬，升值約68%。
