西半山二手樓連錄減價沽貨

西半山二手睇樓大受影響,加上部分豪宅業主擔憂經濟前景,港島西半山連番錄得二手樓減價沽貨個案。中原豪宅周耀棠昨透露,西半山富景花園1座高層B室,實用面積597方呎,2房間隔。業主原本叫價1,150萬元,最終受「佔中」影響,輕減價32萬元以1,118萬元將單位連租約易手,減幅達2.8%,實用呎價18,727元。該單位現時租金28,500元,租約期至2015年第一季,租金回報約3.1厘。原業主於2008年4月以679萬元買入單位,持貨6年,賬面獲利439萬元,單位升值65%。

同區駿豪閣亦見減價個案。利嘉閣地產張嘉榮指出,駿豪閣低層A室,實用面積725方呎,業主原開價1,350萬,其後減價70萬元(約5%)至1,280萬元連車位成交,實用面積呎價約17,655元。原業主於2006年3月斥資628萬購入上述單位,今番轉售,賬面獲利652萬元,賺價約1倍。
