香港置業 - 曾家輝董事表示,儘管傳統租務旺季已過,但市場對優質、罕有戶仍備受市場追捧。該行日前促成一宗宇晴軒3房租務成交,新租客斥約$4.25萬承租雙連單位,實用呎租約$40.4,屬市價成交。
上述租出單位為宇晴軒7座中層G室及H室,實用面積共約1,053平方呎,屬3房間隔,向南望開揚市景。曾家輝表示,單位以$4.25萬放租約2星期後獲同區客接洽,雙方零議價後成交,折合實用呎租約$40.4。據悉,新租客為家庭客,心儀單位有新裝潢,交通便利,故睇樓1次後決定承租。
資料顯示,業主以約$1500萬購入上述兩個單位,若以當時租金水平計算,業主享回報約3.4厘。
