藥房36.5萬租尖沙咀舖

香港文匯報訊(記者 蘇洪鏘)零售市道繼續吹淡風,不過核心消費區街舖仍不乏承租,美聯旺舖倫銘智表示,尖沙咀加連威老道27號嘉榮大廈地下A舖,最近獲一間藥房以36.5萬元承租,該舖建築面積約1,096方呎,折合呎租約333元。據了解,舖位前租客為蘇寧電器,於2012年以33萬元租用上址,相比之下,新租金在3年間升幅逾一成。

核心地段舖位仍搶手

倫銘智又指,雖然現時部分舖位錄得提前退租個案,惟仍有不少商戶卻趁機租用核心區優質地段舖位開拓業務,可見舖位市場尚有支持。

另邊廂街舖成交延續,消息指油麻地新填地街390至400號地下D舖,實用面積約380方呎,新近獲周姓資深投資者以1,500萬元購入,折合呎價3.9萬元。物業目前由建材公司以每月3.2萬元承租,回報率約2.6厘。
