藍田「鋼約」舖意向1.05億

香港文匯報訊 去年資深投資者林子峰斥資約2.1億元購入藍田興田邨商場連停車場,旋即拆售停車場近330個車位,悉數車位於短時間內獲市場承接。市場對藍田區非住宅物業投資潛力漸見關注。有業主看準時機,推出持貨多年的藍田啟田道地舖,物業現由廉政公署承租,相信此類由政府機構承租、租期穩定的鋼約舖將受市場追捧。

中原(工商舖)陳思然表示,今次放售項目位於藍田啟田道51至67C號地舖,面積約3,000平方呎,意向價約1.05億元,平均呎價約3.5萬元,物業將以連租約方式交易。物業現由廉政公署承租,租期將至2017年,市值月租約26.5萬元,新業主將可享約3厘回報率。原業主於2008年8月以約4,000萬元買入單位後,一直作長線收租用途。若物業按意向價出售,業主賬面賺約6,500萬元,物業升值近2倍。
