藍澄灣放盤一年未有承接|90後買樓成家立室 2次提價誠意打動賣家割愛

中原地產高級資深分區營業經理許偉業表示,青衣藍澄灣一個實用面積488平方呎2房單位,叫價580萬,在市場放盤一年後,終於以473萬元成交,累減107萬元,呎價9,693元。

上述物業為藍澄灣2座低層F室,買家為一位90後,計劃買樓成家立室。由於資金不足,需靠家人協助及申請8成按揭,但由於需等待銀行的預先批核,初時不敢提出還價。後來賣家改變主意,打算將物業轉賣為租,使買家著急,怕失去心頭好,於是請原業主給予多些時間,並把樓價由460萬元提價至470萬元,當得知原業主仍在考慮是否出售時,提高出價至473萬元。

後來原業主得知買家年齡不足30歲,於是考慮一晚後,想到自己也曾年青過,便答應以473萬元售出單位。

原業主於2019年以600萬元購入單位,此次轉手蝕讓127萬元,單位貶值達21%。
