藍澄灣放盤一年未有承接｜90後買樓成家立室 2次提價誠意打動賣家割愛

中原地產高級資深分區營業經理許偉業表示，青衣藍澄灣一個實用面積488平方呎2房單位，叫價580萬，在市場放盤一年後，終於以473萬元成交，累減107萬元，呎價9,693元。

上述物業為藍澄灣2座低層F室，買家為一位90後，計劃買樓成家立室。由於資金不足，需靠家人協助及申請8成按揭，但由於需等待銀行的預先批核，初時不敢提出還價。後來賣家改變主意，打算將物業轉賣為租，使買家著急，怕失去心頭好，於是請原業主給予多些時間，並把樓價由460萬元提價至470萬元，當得知原業主仍在考慮是否出售時，提高出價至473萬元。

後來原業主得知買家年齡不足30歲，於是考慮一晚後，想到自己也曾年青過，便答應以473萬元售出單位。

原業主於2019年以600萬元購入單位，此次轉手蝕讓127萬元，單位貶值達21%。
