美聯物業 - 莫穩兒經理表示，隨樓價調整，碧瑤灣樓價更見吸引，有用家一直鍾情區內居住環境，加上樓市氣氛向好，故趁施政報告公佈後，經該行成交碧瑤灣一個1,314實呎全海景優質戶，成交價$1,600萬，並連車位，而2006年貨轉手升值近9成。
莫穩兒表示，上述成交的碧瑤灣為27座高層C室單位，實用面積約為1,314呎，空間寬敞實用，單位備有露台，坐擁全海景，屬優質放盤，單位原業主叫價約$1,880萬，而家庭客鍾情薄扶林區，尤其是碧瑤灣的居住環境，見上述單位樓價合理，議價後，落實於施政報告公佈後以$1,600萬購入物業，折合實用呎價約為$12,177。
原業主於2006年以約$857萬購入上述單位，是次轉手帳面大幅獲利約$743萬，物業升值87%。
