葵涌金富工廈百萬入場

樓價高企,有住宅投資者轉向工商物業尋寶,葵涌區近年轉型,除工廈活化外,現時區內部分樓齡較高的工廈,亦有收購重建的價值,故業主惜售,少有買賣放盤,有意購入工廈單位作收租的投資者,在大連排道兩旁有較多選擇,如美華工業大廈,有不少從事手作藝術或創意工業等的租戶。

219呎月租4000元

卓傑物業彭晉彥表示,該行新近促成金富工業大廈中層23室的租賃成交,單位建築面積219方呎,以4,000元租予工作坊(workshop),呎租約18元。

業主本身為住宅投資者,見政府一再「加辣」,故轉投工商物業尋寶,上月透過該行以88萬元購入上址作長線收租用途,是次成功租出,租金回報逾5厘。

彭晉彥指出,現時金富工業大廈有約17個買賣放盤,建築面積由192至345方呎不等,叫價約98萬元至199萬元不等;放租單位亦有2個,每方呎叫租14元至18元。
