葵涌葵芳閣2座低層3房戶下調叫價至$600萬成交

美聯物業葵涌廣場分行市務經理陳偉健表示,葵涌區本月至今僅錄約14宗二手買賣成交,業主放盤要大幅減價才有望沽出,該行剛促成葵涌葵芳閣473實呎三房戶,以$580萬易手。成交單位為葵涌葵芳閣2座低層B室,屬三房單位,實用面積473平方呎,建築面積590平方呎,望開揚市景。原業主放盤至今已有七個月,原開價$655萬,見樓市氣氛轉差,加上新一輪加息,故接受現實下調叫價至$600萬。據悉,買家為上車客,心儀單位間隔實用,交通方便,隨即議價入市,終以$580萬購入,折合實用呎價約$12,262,建築呎價約$9,831。

原業主於2016年以$493.8萬購入物業,持貨逾6年,賬面獲利約$86.2萬,期內物業升值約17.5%。
