葵涌工廈短炒半年賺3億

香港文匯報訊(記者 梁悅琴)資深投資者林子峰與陳秉志各持一半業權的葵涌威信物流中心,剛以約9.338億元售出,持貨約半年賺約3億元。林氏於去年10月以6.338億元購入該廈,是次以約9.338億元售出,物業不足7個月內勁升47%。

另一方面,金融市場興旺,港島區優質商廈近月成交趨升,美聯商業區域營業董事麥世強表示,剛獲獨家代理銅鑼灣萬國寶通中心低層戶全層放盤,物業更連4個車位一併放售。是次放售物業為5樓全層,享全海景,建築面積約16,257方呎,現連租約放售,意向價約2.038億元,呎價約1.25萬元,物業現時每月淨租金約45.5萬元,租客為美資上市化妝品企業,斥資過千萬元裝修單位,承租力相當高。按意向價計算,租金回報接近3厘,現租約於2016年屆滿,租客享有優先續租權,預算續租租金最高可調整至59萬元,回報率將調整至3.5厘。
