葵涌工廈全層3600萬易手

美國縮減資產負債表消息未有影響市場氣氛,投資者持續吸納低水高回報物業。美聯工商陳樂民表示,近日促成的葵涌華星街2號安達工業大廈8樓全層物業成交,物業面積10,627平方呎,成交價為3,600萬元,平均呎價約3,388元,屬市價成交。

物業交吉易手,現市值呎租約12元,即新買家租金回報可達約4.2厘,為現今市場上的高水平。此外葵涌區雖有不少工業大廈,但全層放盤並不多,上址面積超過一萬平方呎,能作多用途發展,更能分拆出租或出售,因而吸引投資者購入。

雖然近日美聯儲正式宣佈縮減資產負債表,但因有關消息醞釀已久,市場已消化負面心理因素。此外相關措施對股票市場的衝擊會較迅速,因而吸引資金流向較穩定的投資工具。工廈物業呎價低水,部分舊式工廈呎價甚至低於地價,「麵包平過麵粉」普遍,再加上租金回報率高,因而成為市場的熱門之選,料熾熱的投資氣氛將能順利延續至第四季。
